Summer 2023 Leasing Success: R.W. Holmes Sustains Momentum

Despite a shifting market, R.W. Holmes continued its momentum through the summer and completed several deals in the Industrial, Lab, and Office sectors throughout Greater Boston. Here are a few highlights:

Industrial:

  • Franklin – 33,800 SF at 40 Kenwood Circle on behalf of Franchi Management. The deals involved were Rypos, who renewed their 24,200 SF lease, and IEH Auto Parts signed a new lease for 9,600 SF.
  • Lancaster – 23,390 SF at 851 Sterling Road for F&M Tool and Die.
  • Franklin – 21,843 SF at 20 Liberty Way for NEFAB Packaging in Franklin, MA. 
  • Avon – 18,200 SF at 284 Bodwell Street on behalf of Atlantic Management.
  • Easton –  10,000 SF at Easton Industrial Park for Precision Doors & Hardware.
  • Canton – 10,000 SF renewal for Sports & Gadgets at 780 Dedham Street in Canton.
  • Natick – 9,092 SF lease renewal at 3 Huron Drive for R.P. O’Connell, Inc.

Lab/R&D:

  • Norwood – 11,988 SF to Gentex, on behalf of building ownership at 320 Norwood Park South.
  • Marlboro – 11,854 SF renewal for ReWalk Robotics at 200 Donald Lynch Boulevard.
  • Waltham – 11,411 SF at 1466 Main Street, bringing the building to 100% occupancy. Quantum Diamond, a biotechnology research company, leased 5,811 SF, while BrightSpec Inc., also in biotechnology research, took 5,608 SF.
  • Waltham – 6,500 SF subleased at 425 Waverley Oaks Road in Waltham on behalf of AmberGen. Irradiant Technologies, a nanotechnology research company, was the subtenant.
  • Woburn – 5,385 SF for Blue Martin Laboratories at 100 Trade Center in Woburn.

Office:

  • Framingham – 19,502 SF at 111 Speen Street on behalf of Ai3 Architects. 
  • Lincoln -10,161 at Lincoln North, 55 Old Bedford, on behalf of ownership. Odyssey Systems leased 4,050 SF, while Hamilton, Brook, Smith & Reynolds, P.C. took 6,111 SF.  
  • Canton – 10,000 SF at 250 Royall Street on behalf of Ceaco, Inc, who relocated from Newton.
  • Woburn – 7,325 SF lease for ATC Group at 10 State Street on behalf of Atlantic Management.
  • Bedford –  6,075 at 175 Middlesex Turnpike was leased by Affera.
  • Wellesley – 4,000 SF leased to Newton Wellesley Psychiatry at 40 Walnut St.
